Established in 2015 by seasoned builder Pete Bee, Senna was born out of a vision to redefine the building experience. With a focus on new builds, architectural home building, extensions & renovations and landscaping.  

We our expertise and passion to every project we undertake.

  • Your project can be broken down with each stage priced separately as a fixed price

  • WE can also offer a ‘charge up’ contract if this is better suited to your project providing you with total transparency

Our process

What to expect..

  • AT FIRST SITE

    All great architecture begins with a great site. Before you start planning your dream home, you need to know where it’s going! We can show you some site that may suit your needs, we can walk through a potential site you’ve found and discuss its viability. Once we get that nailed, we’ll send you a letter of engagement.

  • A SHOW OF PLANS

    Once you have a site, and we have a picture of your requirements, we can involve the relevant industry architect and engineer to design your new home. If you don’t have someone in mind, we can recommend whose approach suits the budget and project in mind. Best in class for you! Once you’re happy with your concept plans, we can move on to pricing.

  • COSTINGS

    To start the costing process, we sign a short form agreement to allow us to act for you whilst pricing your new home. Cost for this is minimal but partially covers our time, but also allows us to know we have your commitment.

    This time is credited when signing the Master Build Contract. We provide a full and transparent picture of costs with an itemised budget breakdown. We run you through each item, answering any questions you may have. Once you’re happy with where your money is going, we sign the Master Build Contract. Staged payments are invoiced at the detail’s stages – other than the initial deposit, you are only every pay for work that is completed.

  • DECISIONS DECISIONS

    Once a contract is signed, the fun stuff begins!! You will be set up with our interior designer to help make the decisions on fixtures, fittings, materials and colours.

  • ALL ABOUT THAT BASE

    Next, we get the site ready for the foundation to be laid by clearing vegetation, excavating and filling as needed. Then we tailor the foundation formwork to the site like a custom suit, then the concrete is next. The foundation pour is always an exciting milestone as you will finally see the footprint of your house on the site.

  • SHE’S UP!

    The building really comes to life at this stage as the wall frames and roof trusses are going up. Changes to the house begin to happen quite rapidly and you can walk into your rooms. The roof goes on, the windows are installed and the building is made weathertight.

  • OUTSIDE-IN

    Your house starts to look like your home as your colours and design start to come to light. The exterior cladding is installed, you’ll walk through with the Project Manager to sign off your plumbing and electrical layout, as well as discussing any additional blocking needs for TV’s, shelving, paintings etc. We then start working on the inside of your home including plumbing, wiring, insulation and then lining and plastering.

  • FIT-OUT

    All the internal work is underway now. The paint and/or wallpaper go up, the kitchen and bathroom ware is fitted and the flooring goes down. We really put the Project Manager and Interior Designer to work overseeing the subcontractors and making sure everything is finished to a high standard and to your specs.

  • FINISHING UP

    The scaffolding will be down by now, your new home emerges and everything is in place, its time for the final finishing touches. The site is tided and cleaned, the landscaping (if that is part of the scope) is underway, and too your relief the portaloo and skip will be taken away.

CUTTING THE RIBBON

We go through a comprehensive quality final check and deal with any snags prior to final inspection by the council for signoff. Once approval is given, you are good to go and get your removers in to bring in the furniture. Time for the key handover and some bubbly or a few beers. You are now free to move in… we will leave you in peace.

  • Master Build Guarantee

    Your new home comes with the 10 year Masterbuild Guarantee. This ensures protection of the materials, workmanship & structural integrity of your home.

    Of course, it will also comply with the NZ Building Code which requires homes to last a minimum of 50 years.

  • Master Build Contract

    After completion, you’ll have an opportunity to identify any defects (e.g paint touch ups) we may have missed.

    We’ll set a date to come back and remedy these in one hit. The defects period is 12 months, but we aim resolve them within 90 days.
